In the spirit of keeping neighbors and stakeholders apprised of the zoning change process, below is a quick update regarding progress and upcoming milestones:
  • The City Planning Commission will conduct a hearing on the proposed zoning change at City Hall on Tuesday, October 28th at 1:30 PM in the City Council Chambers (Room 1E07).  Neighbors within 600 feet will be notified by a mailer sent by the city.  The City Planning staff will make a recommendation to the City Planning Commission, who will make a non-binding vote on the project.  Following that vote, the process will move to the City Council.
  • Because the proposed zoning change involves a property with over 10,000 square feet of floor area (all of which is existing,) any permitted use in the HMC-2 district must also receive a conditional use permit.  The conditional use permit dictates the precise use and characteristics of the proposed use, meaning that in order to change the proposed hotel use to other permitted uses within the HMC-2 district, add rooms or change any significant features, the project would need to receive a new conditional use permit (and therefore go through a new public review process.)  We hope this fact allays any concerns regarding the use or configuration of the final product differing from what has been set out and discussed during the neighborhood participation process.  The conditional use permit means that what is proposed is the only use that will be approved for the site.
