November Construction Update

Hi neighbors, Just wanted to post some news on what’s been going on in the last 2 months at 2317 Burgundy. ACCOMPLISHED Construction is about 40% done School first floor school walls are closed in. Opting to leave the joists exposed made for an engineering challenge. We expect the high ceilings of the 2nd and 3rd floors to make building those rooms easier, but anticipate some similar obstacles as we had on the ground floor in the 4th floor former attic space. Guest room framing in the school is nearly complete, including mezzanines and arched showers School mechanical roof well cut out and dried in; AAON unit and hot water heater craned into place The masonry on all four sides of the school has been cleaned; the west elevation has been repointed. Slow going. Rectory windows were removed and taken off-site for rehabilitation We are adding about 1.5% to the total square footage of the buildings, in the form of two additions. One is a kitchen at the back of the rectory and the other adds about 6 feet of depth at the rebuilt rear of the convent. Those have now both been framed. Convent siding was removed and is being salvaged; walls have been sheathed and waterproofed. Original convent windows have been repaired and are in the process of being reinstalled (about half of them are back in) UPCOMING Skylight install in school roof Plumbing and electrification of church bathrooms Church plaster sounding and restoration Ongoing masonry cleaning and repointing Irrigation and site lighting wiring install We are still on schedule with anticipated completion date of late summer/fall 2018. September Construction Update

Hi neighbors, Just wanted to give an update on what we’ve been working on this past month at 2317 Burgundy. (For those new to the forum, this is the renovation of the former Catholic school/church campus into a hotel on Burgundy St between Marigny & Mandeville.) Over the past few months, we’ve mostly focused on the school building, but we are now starting to turn our attention to the rectory and convent. ACCOMPLISHED Completion of north wall and enclosures for chiller, generator, dumpster and transformer Structural framing of school 1st and 2nd floor guest rooms Window repair and reinstallation at school 2nd and 3rd floors (they look fantastic) Mechanical, plumbing and electrical at school 1st floor Elevator shaft built Repair of termite-damaged beams in school (substantial!) UPCOMING Structural framing of school 3rd and 4th floor guest rooms Masonry cleaning and repointing (this will go on until next summer) Foundation repair at rectory Disassembly and repair of convent siding and windows Structural framing at convent We are still on schedule with anticipated completion date of late summer/fall 2018. June Construction Update

Hi neighbors, 

It’s been a month since work started on our renovation of St Peter & Paul and I wanted to share what we’ve been up to:

ACCOMPLISHED
  • Project mobilization: construction trailer, subcontractor signage, temporary fencing
  • Demolition: most of the paving, little (non-historic) garage between school and rectory, Marigny St wall, rear of convent (will be rebuilt but was falling down)
  • Sewer line trenching, tying into the city’s systems
UPCOMING
  • Electrical rough-in
  • Mechanical rough-in
  • Plumbing rough-in
  • Elevator pit construction
It’s rained every day for two weeks, which has made the site pretty soupy, but workers have been sweeping and cleaning the sidewalk/streets every day and hopefully the weather will dry up soon (ah, summer in south Louisiana). 

Our contractor has also applied for a permit to close off street parking on our side of Burgundy St. We've had a few close calls and really want to avoid damage to cars and people, especially as we start working on the building facades. I apologize about further crunching parking during working hours but we're really trying to avoid anyone getting hurt.

May: Construction Begins!

At long last, this week we begin our renovation of the former St. Peter & Paul church and school complex at 2317 Burgundy St into a hotel and event space.

Although our renovation will produce more activity on the site than it's seen in a number of years, the project involves no construction of new buildings and very demolition, and we will do our best to minimize negative impacts. And when it is done, the dark and vacant buildings will be restored to their historic beauty!

Palmisano Contractors will be managing construction over the next 14-16 months. On certain days within this period, there will be street/sidewalk closures, deliveries, loud equipment and activity. At times, Palmisano may also temporarily restrict parking adjacent to the job site to ensure pedestrian safety. Activity will mainly take place between 7 am and 3:30 pm. All work is in compliance with the New Orleans Office of Safety and Permits.

A little about the project

It's probably been a while since you last visited our website, so here's a reminder of what our plans are:

  • A completely contextual, sensitive restoration of historic property in accordance with local, state and federal standards
  • No existing historic buildings will be demolished
  • No new buildings will be built
  • 59 rooms in the school
  • 5 rooms in the rectory, with public space on the ground floor to include a small bar and juice bar 
  • 7 rooms in the convent
  • Wide diversity in room pricing ($150-300), including discounts for locals (no room sleeps more than 4 guests)
  • All parking will be contained on the property and screened attractively from the street
  • The church will not be subdivided, but rather restored to its former beauty for use as a community space and event space for the hotel. 
  • Employees will be paid a living wage
  • All-local food and beverage operators
  • As much locally made furniture and fixtures as possible
  • Pro-active effort to minimize negative impacts and maximize positive impacts on you as our neighbor
  • Support and new customers for existing neighborhood businesses
  • Lush landscaping throughout the site

Filming on site Feb 13

Hello neighbors,

Just a heads up that a production company will be filming scenes for a new Marvel Comic TV pilot in the church on Monday, Feb 13. There will be a few days of setup (2/9-2/12) and breakdown (2/14-2/15) but activity on those days should be contained entirely to our site.

Monday, Feb 13 should be the only day to see increased activity, but there will be vans shuttling people to the site to minimize crowding and parking issues. The only street parking to get blocked off at any time will be Monday, Feb 13, one block of Burgundy between Marigny and Mandeville. That evening, they plan to shoot until midnight.
